What services do you provide?
We handle everything from advertising and tenant screening to rent collection, maintenance, and routine inspections. We can tailor our service to your level of involvement.
How do you find and screen tenants?
We run comprehensive background, credit, and reference checks, and meet all potential tenants in person to ensure the right fit.
How often are inspections carried out?
Routine inspections are typically carried out every three months, in line with the Residential Tenancies Act.
How do you handle maintenance and repairs?
We have a network of trusted tradespeople. We’ll notify you of any significant maintenance issues before proceeding, unless it’s an urgent repair.
How do I switch from my current property manager?
It’s easy. We’ll handle the entire handover process, including contacting your current manager and transferring documents and tenants smoothly.
How soon can you start managing my property?
We can begin as soon as the management agreement is signed (usually within 24–48 hours)
What laws govern rental properties in NZ?
The Residential Tenancies Act 1986 and the Healthy Homes Standards (2019). We stay on top of all legal updates so you don’t have to. For Healthy Homes standards we can organise assessments, and run checks throughout your tenure with us for piece of mind.

How do I apply for a property?
Simply click “Apply Now” on the listing or contact our team for a link to our online application form.
How do I report maintenance issues?
Use our online maintenance form or email hello@stokeproperty.co.nz. For urgent repairs, put URGENT in the subject line and or/call us immediately.
What happens if I can’t pay rent on time?
Please contact us straight away — we can help make arrangements. Ignoring missed payments can lead to further action through Tenancy Services.
How much bond do I need to pay?
Usually 4 weeks’ rent as bond and 2 weeks’ rent in advance, as per the Residential Tenancies Act.
